First Rate Real Estate Group, LLC, is proposing to redevelop the former Salmon Falls Stoneware property into 22 residential units at 75 Oak Street, Dover, NH. The 2+ acre property, improved with a 17,418± SF industrial building, sold for $850,000 in February 2026. Looks like some of the units may have fenced in outdoor space – very cool!

Route 3A Realty, LLC, is proposing to convert a previously approved car dealership project into contractor bays at 852 Route 3A, Bow, NH.


Windham


Benchmark, LLC, is proposing a renovation to the existing commercial building at 20 Rockingham Road, Windham, NH, previously occupied by Renzo Gracie, into multiple retail units.


Derry


Cafua Realty Trust CLXXIII, LLC, is proposing to redevelop the former Bank of America property into a restaurant and bank at 57 Crystal Avenue, Derry, NH. QDOBA will occupy one of the two spaces, with the other available for lease.



Nashua


Kyle Cataldo is seeking approval to operate a vehicle repair and service business at 444 Amherst Street, Nashua, NH, formerly occupied by Mark Lawrence Photography, which is currently listed for sale.


Manchester


Eric Borsini is seeking variances to convert the long-vacant former gas station at 801 Hanover Street, Manchester, NH, into a chiropractic clinic with massage therapy and nutrition services.



Manchester


Land use attorney, A. Eli Leino, is seeking a variance on behalf of a client to establish an animal boarding, daycare, and training facility at 800 Gold Street, Manchester, NH. You may be familiar with this building, as it is visible from I-293 and previously occupied by Marklynn Pools before they moved.

Nashua (7/15/26)

1800 Southwood Drive, Nashua, NH, Viega’s former 14,742± SF corporate training facility, sold for $2,725,000 to CGMASY Properties LLC, an entity associated with Predictive Monitor co-owners John and Laurie Masiello. Predictive Monitor is remodeling the property for its new headquarters. Congrats to my colleague Doug Martin on representing the seller.

Dover (7/16/26)

17 Production Drive, Dover, NH, sold for $2,990,000 to an LLC connected to E.M. Duggan, a fifth-generation Massachusetts mechanical contractor. The 30,000± SF industrial property is home to RTH Mechanical Contractors, which is owned by E.M. Duggan and will continue operating from the property.

Hampton (7/27/26)

105 Towle Farm Road, Hampton, NH, part of the Smuttynose brewery campus, sold for $7,725,000. The 14.06-acre property was recently approved for subdivision separating the restaurant/tavern from the former brewery, which Baystate Pool Supplies plans to occupy as a wholesale distribution facility. Congrats to my colleague Abby Bachman on representing the buyer.



Hudson (8/10/26)

32 Executive Drive, Hudson, NH, sold for $3,900,000 to V12 Investments. The 36,800± SF industrial/manufacturing property is approximately 65% leased, including Granite Forge, with approximately 13,100± SF currently available for lease. V12 also owns 46 River Road in Hudson, NH.
