April 2024 - Commercial Developments





Salem

A few weeks ago, Tuscan Village Development proposed a large addition to the already approved ‘Grand Lawn’ banquet facility. The proposed change involves adding a 4,545 SF steel and glass conservatory to substitute an originally approved tented area.




Londonderry

On May 1st, an approximately 89,000 square foot behavioral health hospital along with associated site improvements is being proposed for 6 & 10 Innovation Way. The applicant is Tarrytown Real Estate Holdings, Inc (previously known as Elliot Health System Real Estate Holdings, Inc.)

Back in August 2023 the Union Leader reported that the Elliott received $15 million in federal American Rescue Plan Act grants towards a $60 million facility to open in 2024. 





Plaistow

Haverhill Golf & Country Club may be getting smaller!  On April 17th, applicant Albert Couillard proposed a 9-lot residential standard subdivision.








Penacook

In March, Morrill Mill pond LLC- Whitney Rd Developers continued to seek a variance for a drive thru where one is not permitted. The drive thru restaurant would be located right behind Starbucks in the new Market Basket Development at 10 Whitney Lane.  While this site was previously permitted for a car wash, Chipotle has now shown interest.






Concord

On March 20, 2024 Thomas E. Zajac, Jr. and Hayner/Swanson, Inc., on behalf of Stickney Avenue, LLC, was approved for a one year extension of conditional approvals for the redevelopment of five vacant New Hampshire Department of Transportation highway garage structures into 80 multi-family residential units. You can see this property from the highway.



Amherst

On April 17th, owners of the NH Center of Comprehensive Dentistry, AZ Realty LLC (Owner & Applicant), proposed to demolish the existing building/site and construct a new 1-story, 8,883 +/- SF dental office along with associated site improvements at 108 Ponemah Road.

Ogunquit

The famous Betty Dune hotel sold for $4,250,000 at the end of March. This property includes 3 commercial units and a 25 door hotel.






Londonderry

136 Harvey Road, a 2 building office park with 14 tenants, sold for $3,600,000 on April 16th. 7.5% cap.





Milford

The Walgreens on Nashua Road in Milford sold for $3,884,133 to MG MILFORD NH RE OWNER LL back in March.



Rochester

Citizens Bank at 90 N Main Street sold for $2,367,308 at the beginning of the month.
