Also requesting variances from Land Use Code Sections to allow multi-family housing, and to allow non-age restricted housing. GOFFSTOWN

Conceptual Review of a proposed forty-six (46) lot open space subdivision with proposing to access the lots via Acorn Drive and Sage Court. The property is located at 67 Tirrell Hill Road in the Agricultural Zone. It is owned by MT Ararat Properties 1, LLC.


MILFORD

Squirrel Hill Properties, LLC, Major Site Plan Approval for 21 Emerson Road. The applicant has requested Major Site Plan Approval for their Lot at 21 Emerson Road, to create three new two-unit (duplex style) buildings, for a total of six (6) multi-family residential units on their 1.566-acre Lot. The Lot is zoned Commercial. The existing office building shall be renovated and converted into one to the described pairs of attached multi-family units, while the other two duplex style buildings shall be newly-built in their entirety.




Continuance of June 18, 2024 Hearing: Minor SubDivision Approval & Condominium Conversion Request for the Fredrick & Celia Lorden Trust, 19 Ponemah Hill Road The applicant, the “Fredrick & Celia Lorden Trust”, has requested Minor Sub-Division approval to sub-divide off the existing single-family home, along with a corresponding one (1) acre lot portion, from the existing overall 4.42-acre lot. This Minor Subdivision Request precedes a pending Major Site Plan Request for the remaining 3.42-acres of the lot which is proposed as a Condominium Conversion for its proposed fourteen (14) multi-family units.


Continuation of the June 6, 2024: Variance Request to allow for the Transfer of Density Within Multi-Zoned Lot, 30 Mill Street, LLC: New Request to Continue the Case to the September 5, 2024 ZBA Mtg. The applicant, 30 Mill Street, LLC, is requesting a variance to allow for a density transfer of approximately twenty (20) multifamily units from the 6.99-acre Residence “A” portion of their overall 9.877-acre Lot. This requested multifamily density transfer is proposed to be added the more northerly 2.89 acre Commercially-zone (C”) portion of their Lot located along the Mill Street frontage. The Commercially-zoned portion of the Lot does allow for multi-family units up to a density of 5 DU’s/acre requiring conformance with Residence “B” multi-family criteria. The Variance would provide for approval to construct 34 rental multi-family apartments contained within one (1) building, with three (3) living floors. The building height is proposed to have a maximum height of forty (40) feet. A Variance is required due to the Residence “A” “Acceptable Uses” does not permit multi-family units.


DOVER

Site Review for 5 Sherman Street, LLC. Proposal is to convert the existing home into a duplex, construct a second duplex in addition to five (5) new single-family homes for a total of nine (9) dwelling units located at 103 Court Street.


Site Review for Allen Majors Associates, Inc., (Owners: 114 Silver Street Group, LLC) Proposal is to convert the single-family home into a 4-unit multi-family dwelling on one lot and construct a 3-story, 4 unit multi-family dwelling on the other with 8 associated parking stalls for each building located at 114 Silver Street.





RAYMOND

197 Lane Rd: A Subdivision application has been submitted by Erik Poulin of Jones & Beach Engineers, Inc. on behalf of Cynthia C. Nye Revocable Trust. The applicant is proposing a 6 lot Conservation Subdivision with 4 new homes. A Special Permit related to wetland impacts within the development accompanies this application. Onway Lake Development – Phase 2: A Site Plan application is being submitted by Joseph Coronati of Jones & Beach Engineers, Inc. on behalf of Shiv Shrestha and Matthew Silverstein of Onway Lake Development, LLC and Yawno Properties, LLC. The project proposes a 57-unit age restricted condominium development as phase 2 of a 3 phase development at the property located at 15 Sargent Drive in Raymond.


BOW

Bryan and Margaret Westover - Modification to Subdivision Approval Residential open space subdivision of 13 residential lots, 1 open space lot, and 1 Town conservation lot. Request for modification to convey Open Space Lot 121-N to the Town of Bow rather than to a Homeowners Association. Located at 63 Robinson Road.


CONCORD

Neighborhood Residential District Owner: BEDARD PAUL E JR & LISA A REV TRUST are requesting two variances to allow for a more uniformly dispersed 10-unit development across two zoning districts with different density requirements, and to allow for a cluster development perimeter buffer encroachment for an existing structure located at 2 Portsmouth St.
