January Lookback - Residential Developments

January brought a fresh wave of residential proposals across the region. Planning boards reviewed a range of projects, from single-family subdivisions to multi-lot developments, shaping the communities we live in today. Here’s a look at the latest proposals:
Merrimack – Fuller Mill & Farmer Road Subdivision
Conote, LLC is requesting variances to permit a five-lot single-family subdivision at 20 Fuller Mill Road and 18 Farmer Road. Three lots would have reduced frontage and three would be under the required minimum lot size in the R-1 district. The proposal reflects continued demand for new residential inventory while working within zoning constraints.

Derry– Cemetery Road 4-Lot Subdivision
The Sharon L. Butterfield Revocable Trust is seeking acceptance and review of a four-lot subdivision at 18 Cemetery Road. The proposal would create additional single-family lots while maintaining the character and density of the surrounding neighborhood. The Planning Board review the layout, lot sizes, and road access as part of the acceptance process.
Hooksett– 35 Edgewater Drive Concept Update
35 Edgewater Drive, LLC was originally approved for a wedding venue on the property. The developers are now proposing a residential 7-unit 55+ cottage-style development, with 1,000–1,200 sq ft, 1–2 story homes. The Planning Board reviewed the concept at the February 3rd meeting. Formal site plan approval and variances from the ZBA will be required before the project can move forward.
On the Horizon – February Hearings
The Nashua Planning Board is scheduled to review a proposed 7-lot subdivision at 164 Tinker Road (Conote, LLC) on February 19th. The property is located in Ward 2 and zoned Rural Residence (R-40). The proposal includes stormwater improvements and subdivision into single-family home lots. We’ll report on the outcome in next month’s Lookback.
