Raymond

The Applicant proposes a 57+15-unit age restricted condominium development as phase 2 of a 3-phase development at the property located at 15 Sargent Drive. Portsmouth
Frances E. Mouflouze Revocable Trust 2015 who is the owner for property located at 550 Sagamore Avenue is requesting Subdivision and Site Plan Review Approval to demolish the existing single-family residence and subdivide the lot into four new parcels with associated site improvements, including three single family homes, a private roadway lot, stormwater management, utilities, and landscaping. Said property lies within the Single Residence B (SRB) District.

The applicant, Karl Dubay of The Dubay Group, is requesting approval for a development at 150 & 152 Range Rd. The owners are DC Development & Construction LLC and Kurt Lawlor Jones. The property is located in a Residential District A and requires relief from several zoning regulations. They plan to restore and expand two historic buildings to create seven two-bedroom cottages and six two-bedroom condo units. The development will also include a passive park with public access, parking, and a community room. They are seeking to reduce the required 50-foot vegetative buffer to 20 feet for the park, parking, and driveway areas. Additionally, they are proposing two historical signs: a 35 sq ft wall sign on the barn and an 8 sq ft entrance sign, both of which exceed the maximum allowable sign size in this district.
Merrimack
David Whittemore is proposing a new development at 381 DW Highway. The plan includes subdividing the parcel to build a 3-unit "barndominium" and a 2-unit building on the existing house lot. Additionally, a 48-unit elderly workforce housing building with site improvements will be constructed on the new lot. The property is located in the R-4 Residential, Elderly Housing, and Aquifer Conservation Districts.
Manchester
A subdivision application for 30 Bryant Road is being proposed. The plan is to divide the existing 31.04-acre lot, which includes wetlands, into 19 buildable lots in the R-S Zoning District. The application is by Granite Engineering, LLC, for Bryant Road Development, LLC.
