Milford

Stone Ledge Townhouse Complex Moves Forward with Site Plan Approval Request
at the latest town meeting, Loyal Holdings, LLC presented their request for Major Site Plan Approval for Stone Ledge, a proposed townhouse-style rental community set to bring 70 multifamily residential units to the northeast corner of Nathaniel Drive and South Street. The development will span approximately 16 acres, featuring nine residential buildings along with a separate clubhouse for community use. The project site is zoned Limited Commercial Business (LCB) and is designed to offer modern, multi-family living in a thoughtfully planned neighborhood. This project continues to be under review, with discussions carried over from the January 21, 2025, meeting.

At a recent town meeting, Robert LaMattina Revocable Trust submitted a request for the conversion of an existing mixed-use property at 20 Hammond Road into a five-unit condominium complex. The property, which spans 1.4 acres in a Commercial (C) zoning district, currently includes: A single-family home, an attached two-story commercial space- currently home to Tokyo Joe’s Martial Arts Studio, and a detached garage building housing two multi-family rental units. Under the proposed plan, these existing structures would be converted into five distinct condominium units, allowing for separate ownership while maintaining the property’s diverse residential and commercial use. This request is now under review as town officials assess the impact of the conversion.
Hollis

A major subdivision proposal is under review for a 10 single-family lot development on a portion of 93.6 acres on Lone Pine Lane. Led by Matt Ciardelli on behalf of the Lone Pine Hunters Club, Inc., the project seeks to create residential opportunities within the Residential Agriculture (RA) zoning district. The proposal is currently in the application acceptance and public hearing phase, allowing for town review and public input. Further discussions will determine the project’s path forward.
Londonderry
A conceptual, non-binding discussion took place regarding a proposed 40-unit multifamily residential development at 225 Rockingham Road. The project, submitted by MDP Development, LLC with Jane Kuszek as the owner, aims to introduce new housing alongside site improvements in the Commercial II zoning district, within the Route 28 Performance Overlay District. While the discussion was not binding, it marks the beginning of community and town review for this potential development.
Derry
Edward N. Herbert Associates, LLC, with Craig and Snow Bonneau as the property owners, is seeking a variance from the Town of Derry Zoning Ordinance to redevelop 23 Central Street. The proposal includes the construction of an 11-unit, three-story mixed-use building, featuring 10 townhouse-style condominiums, each with garages on the first floor, along with three stories of commercial space facing Central Street. The project also plans for grading and drainage improvements within the flood zone (Zone AE) to ensure the site meets all necessary regulations. The application is currently under review as the developers seek approval.

Portsmouth
Walter D. Hett Trust, owner of the property located at 0 Banfield Road and Peverly Hill Road, has submitted a request for the subdivision of an existing 8.5-acre parcel into five new residential lots, along with the necessary site improvements. The property is located within the Single Residence A District.
