New applications and long-gestating approvals are popping up across southern New Hampshire. Here's a roundup of residential projects we're keeping an eye on:
Bedford – Concept for 21-Unit Cottage Court Community
West Street Keene, LLC has introduced a concept for a 21-unit Cottage Court development off Constitution Drive. This project would fall under the Office Flex (OF) zoning district and is currently in the early stages of conceptual discussion with the town.
Merrimack– Seeking Flexibility for a 7-Lot Subdivision
At 20 Fuller Mill Road and 18 Farmer Road, Conor Beote (via Conote, LLC) is requesting variances to move forward with a 7-lot subdivision. The lots fall short of the 250' frontage and 100,000 SF minimum lot area required in the R-1 District, so the proposal hinges on zoning relief.
Manchester – Pushing Density on Wellington Road
A variance-heavy proposal has been submitted for a 5-unit townhouse project on Wellington Road. The lot falls below minimum buildable land area requirements and seeks multiple variances related to setbacks, screening, fencing, and landscaping — all signs of urban infill under pressure.
Rochester – 8-Lot Subdivision Enters Early Review
James Verra & Associates, on behalf of Copley Properties, LLC and landowner Cynthia Fowler, has submitted a preliminary proposal for an 8-lot residential subdivision at 524 Salmon Falls Road. It’s still in the review-only phase but worth watching as Rochester continues to grow.

Goffstown – Woodland Village Reworks Its Conditions
A 74-unit multifamily project known as Woodland Village is back before the board, not for expansion, but for a revision. The developer is requesting removal of a condition requiring a $10,000 escrow for stormwater maintenance, arguing that a formal drainage agreement now renders it unnecessary.

Goffstown – Time Extension for “Park Place”
Hemily Investments, LLC has requested more time to satisfy conditions for their approved 30-unit condominium project at 134 Mast Road, known as Park Place. The project falls within the Commercial Industrial Flex Zone and remains active.
Londonderry– Six Duplexes Proposed for C-2 Zone
At 296 Nashua Road, Vigeant Family Properties, LLC is pursuing a variance to build six duplexes within the Commercial II (C-2) zoning district. The hearing, originally scheduled in June, has been continued and remains under consideration.

Nashua – Six Single-Family Homes on One Lot
Gateway Homes, LLC has filed for a variance to construct six single-family detached homes on a single parcel at 16 Pennichuck Street. This request would exceed the current zoning cap of one principal structure per lot in the RA Zone.
